The Walk-Through Formula

Every real estate video follows the same basic structure:

  1. Exterior establishing shot — Show the front of the home, the street, and the neighbourhood.
  2. Entry and first impression — Open the front door and reveal the main living space.
  3. Flow through the home — Move room to room in a logical order. Don't jump around.
  4. Kitchen and bathrooms — These sell homes. Spend extra time here.
  5. Outdoor spaces — Backyard, deck, garage, views.
  6. Closing shot — Return to the exterior or a hero shot of the best feature.

Shooting Tips

  • Shoot in landscape mode. Always. No exceptions.
  • Move slowly. Walk at half your normal speed. Then slow down more.
  • Keep the camera at chest height. This is the most natural viewing angle.
  • Open all blinds and turn on all lights before you start shooting.
  • Remove personal items — family photos, clutter, pet bowls. The buyer needs to imagine themselves living there.

Editing for Real Estate

Keep it simple and professional:

  • 2-3 minutes maximum for a standard home. Luxury properties can go longer.
  • Add music — something upbeat but not distracting. Epidemic Sound and Artlist have great options.
  • Include text overlays with key details: price, square footage, bedrooms, neighbourhood.
  • Colour-correct to make the home look bright and inviting, but don't over-saturate.
